Approved planning applications · one trade per council

Someone near you just got permission to build.

Every Monday we take the applications your council approved last week, throw out the fence panels and the tree works, and send you the ones your trade can actually quote. One trade per council area. Once your patch is taken, it's taken.

How it works

Four steps, and three of them are ours.

01

The council decides

Planning committees and delegated officers issue decisions continuously. Every approval is published on the authority's public register within days.

02

We pull and filter

We collect the week's approvals for your council and cut them down to the work your trade quotes — extensions, loft conversions, garages, garden rooms, roofs, driveways, whatever you've told us you do.

03

Monday, 7am

A spreadsheet lands in your inbox. Site address, what was approved, the decision date, the agent's published contact, and a link straight to the council record.

04

You're the only one on it

Nobody else in your trade gets that council's list while you hold it. You aren't racing seven other builders to the same front door.

The lead

What actually turns up.

One row per approval. Sortable, filterable, and formatted so you can mail-merge it straight into a letter.

  • Filtered to your tradeTell us you fit windows and you won't get tree-pruning consents and shopfront signage.
  • Mail-merge readyAddress fields split properly, so a stack of letters is a fifteen-minute job, not an afternoon.
  • Sourced from the public registerEvery row links back to the council's own record, so you can check it yourself before you spend a stamp.
  • No names, no guessworkWe pass on the site and the approval, never the applicant's name. Your letter goes to the property, which is how a leaflet works and how the register was meant to be used.

Coverage

Patches open now.

Any UK council can be opened — the engine works from the national planning register, not a fixed list. These are the ones running today. Search yours; if it isn't live yet, ask for it and it goes to the front of the queue.

Pricing

One job pays for the year.

A single extension won is worth more than a decade of subscription. Priced so that's obvious.

Questions

The ones people actually ask.

Where does the data come from?

Local planning authorities are required to keep a public register of applications and decisions, and they publish it on their own planning portals. We collect from those registers and normalise them into one consistent format. Every row links back to the council's own record so you can verify it.

Is contacting these homeowners legal?

We've built it to keep you on the right side of it. Lists carry the site address and what was approved — not the applicant's name — so what you send is a letter to a property rather than a named-individual mailing. Postal marketing sits outside the electronic marketing rules, and we work on a legitimate-interests basis with a written assessment behind it. Any opt-out we receive is honoured immediately and applied across every subscriber.

What we don't do is bulk-email or cold-call homeowners off the register — those channels carry consent and screening rules a planning approval doesn't satisfy. If you want to phone, screen against the TPS first. And this is how we operate, not legal advice for your business.

What does "one trade per council" mean exactly?

While you hold a patch, we don't sell that council's list to another business in your trade. A roofer and a loft-conversion firm can both hold the same council, because they're not quoting the same job. If you cancel, the patch goes back on the board.

My council isn't listed. Can I still sign up?

Put your name and council down and you'll be first in line when it opens. We open councils in the order they're requested — a handful of requests for the same authority moves it to the front.

How is this different from the lead sites I already pay for?

Most lead services sell the same enquiry to three or four firms and let you fight over it, or sell you a national feed you have to filter yourself. This is the opposite end: a narrow, filtered list for one council, sold once per trade, sourced from approvals rather than from people filling in a form.

How quickly after approval do I get it?

Weekly plans go out Monday morning covering the previous seven days of decisions. Territory subscribers can switch to a daily alert if speed matters more than a tidy inbox.

Reserve

Put your council down.

Tell us your trade and your council. If the patch is free you'll get a sample week's list; if it's taken, we'll say so rather than sell you a share of it.

We'll only use your details to talk to you about The Patch List. No list-selling, no partners.
